Our sales approach is built to remove the standard frustrations: no charges introduced late, no pressure to book against an artificial deadline, no verbal promises that never appear in the agreement. You get a written cost sheet, the approved plans, the construction specification and the GujRERA details up front, and time to have them reviewed by your own advocate.

Our team job is to help you decide correctly, including deciding against us. If your budget is better served by a different configuration, a different location, or waiting a year, we would rather say so than take a booking that unravels later. Every one of our buyers lives in a market where word travels fast, and a mis-sold home costs us far more than a lost sale ever could.

How do I book a site visit?

Call or WhatsApp us on +91 99091 44144, or write to info@sheetalvarsha.in, and we will arrange a visit at a time that suits you, including weekends, when most families prefer to see a site. Our office is on the 9th floor of Sankalp Square 3, Sindhu Bhavan Road, Ahmedabad. For the Dholka and Bagodara sites we can arrange transport from Ahmedabad. If you are abroad, we will do a live video walkthrough instead.

You select a unit, receive a written cost sheet listing every charge, and pay a booking amount to hold it. We then issue an allotment letter and prepare the agreement for sale, which is registered as required under RERA. Take that agreement to your own advocate before signing; we will give you the time to do it. Home-loan sanction usually runs in parallel, and we can introduce lenders who have already appraised the project.

No, and the cost sheet is how you make sure. It sets out the unit price, applicable GST, stamp duty and registration, and every one-time charge: electricity and water connection, legal and documentation, parking where applicable, and the corpus or maintenance deposit. If a charge is not on that sheet, you do not owe it. Ask any developer for this document in writing before you pay a booking amount; the answer tells you a great deal.

Yes, subject to the cancellation terms set out in your allotment letter and agreement for sale. Typically a portion of the booking amount is retained and the balance refunded within a defined period. The exact terms are stated in writing before you pay, not discovered afterwards, and we will walk you through them at the time of booking rather than leaving you to find them later.

Yes. We work with registered channel partners across Ahmedabad and welcome new associations. Partners receive project training, current inventory and pricing, marketing material, and transparent, on-time brokerage. Your relationship manager remains your point of contact. We complete joint snagging before handover and rectify the listed defects, hand over the possession letter, completion documents, approved plans, warranties and maintenance handbook, and manage the property for an initial period before transferring it to the owners association. Structural and workmanship defects remain our responsibility for five years from handover under RERA.
