About the service

Sheetal Varsha has been developing residential and commercial real estate in and around Ahmedabad since 2005. Our work covers the full lifecycle of a project – land identification and due diligence, feasibility and financial modelling, master planning and design, statutory approvals, construction, and handover. We build in four formats: city apartments, bungalow communities, retail and office space, and large plotted and weekend-home developments.

What connects them is a test we apply before any land is bought: will this location still make sense to a buyer ten years from now? That question is why our projects sit on growth corridors – Navrangpura in central Ahmedabad, Dholka, and the Ahmedabad-Bagodara highway – rather than wherever land happens to be cheapest. Working with the developer directly also means clear title, one accountable party, and a written specification you can hold us to.

What should I check before booking an under-construction property?

Verify the GujRERA registration number at gujrera.gujarat.gov.in and confirm that the approved plans, promoter details and committed completion date match what you have been told. Ask for the title search report, the commencement certificate and the layout approved by the local authority. Confirm the carpet area in writing rather than the super built-up figure. Finally, ask what the construction specification says about structure, waterproofing and fittings – a serious developer hands this over without being pushed. We provide all of these on request before any booking amount is taken.

For an apartment project such as Evoq in Navrangpura, expect roughly 30 to 36 months from launch to handover. Bungalow developments like Sheetal Varsha Platinum in Dholka run on a comparable cycle, while plotted land can be handed over sooner because construction sits with the buyer. Your committed possession date is fixed in the RERA-registered agreement for sale, and any revision has to be declared through GujRERA rather than communicated informally. We share dated construction progress so you can track the schedule instead of relying on assurances.

Because that is where the next decade of value is being created. The Dholera Special Investment Region, the six-lane Ahmedabad-Rajkot highway, the upcoming international airport and proposed high-speed rail connectivity all run through this belt, and land there is still priced well below comparable city plots. Historically in Gujarat, corridor land re-rates when infrastructure moves from announced to operational. We continue to build inside the city as well – Evoq in Navrangpura is a central Ahmedabad project – so you can choose the risk profile that suits you.

Carpet area is the usable floor space inside your walls. This is what RERA requires us to sell on, and what you should compare between projects. Built-up area adds the thickness of walls and balconies. Super built-up area adds your share of common spaces such as lobbies, staircases and the club house, and can be 25 to 40 per cent larger than carpet area. A quoted per-square-foot rate means nothing until you know which of the three it refers to. All our pricing is stated on carpet area.

Yes. Banks and housing finance companies lend against RERA-registered projects with clear title, and most sanction 75 to 90 per cent of the agreement value for residential property, meaning a down payment of roughly 10 to 25 per cent plus stamp duty and registration. Commercial and plotted purchases usually attract lower loan-to-value ratios. We can introduce you to lenders who have already appraised the project, which shortens sanction time considerably, and you remain free to use any lender you prefer.

Budget for stamp duty and registration as applicable in Gujarat, with a concession available where a woman is a co-owner, GST where the property is under construction, and one-time charges such as electricity and water connection, legal documentation, parking where applicable, and the corpus or maintenance deposit. We issue a written cost sheet listing every one of these before booking, so the final figure you pay is the figure you agreed. If a charge is not on that sheet, you do not owe it.
