Construction management is the discipline of turning approved drawings into a building that performs for decades. Across our projects we control the structural design brief, the materials specification, the contractor and labour arrangement, and the inspection regime on site. We build to a written specification that buyers receive before booking – grades of concrete and steel, wall and flooring finishes, the waterproofing system, sanitary and electrical brands – so that what is delivered can be checked against what was promised.

Much of what determines whether a building ages well is invisible after handover: reinforcement cover, concrete curing, waterproofing detail at junctions, conduit planning before slabs are cast. These are exactly the items that get compressed when a project runs late or a contractor is squeezed on price. We plan and inspect them as fixed hold points, because the cost of getting them wrong lands on the resident five years later, not on the balance sheet today.

What construction specification do you build to?

Every project has a written specification issued before booking, covering RCC design and the grades of concrete and steel, block and plaster work, the waterproofing system for terraces, bathrooms and basements, flooring, doors and windows, sanitary and CP fittings, electrical wiring and switchgear, and external finishes. Named brands are stated where relevant. If a specified item becomes unavailable we substitute only with an equivalent or better, and we tell you. Ask us for the specification of any project you are considering; it should never be a document you have to chase.

Gujarat falls largely within the higher seismic zones, and our structures are designed accordingly. Design is carried out by qualified structural consultants to the relevant Indian Standard codes for earthquake-resistant design and ductile detailing, and is independently reviewed. Reinforcement detailing at beam-column junctions, the part that actually determines seismic performance, is inspected before every pour rather than assumed.

Waterproofing is treated as a system, not a coating. Terraces, bathrooms, balconies, basements and retaining walls each have a specified treatment, and every one is water-tested and held before the next trade covers it. Junctions, drain outlets and pipe penetrations get particular attention, because that is where failures almost always start. Slopes and rainwater drainage are set out at design stage rather than corrected on site afterwards.

Under the RERA Act the promoter is liable for structural defects and defects in workmanship, quality or provision of services for five years from the date of handover, and must rectify qualifying defects at no cost to you within thirty days of notice. Equipment such as lifts, pumps and generators carries the manufacturer warranty, and we hand those documents over at possession. Normal wear and tear, and damage arising from unauthorised alterations, sit outside this.

Minor internal changes are often possible if requested early, before the relevant stage is built, and provided they do not affect structure, common services, the approved plan or the elevation. Changes requested after a stage is complete usually mean demolition and rework, which we will price honestly rather than absorb quietly. Any agreed variation is documented in writing with its cost and schedule impact before we proceed.

We manage maintenance for an initial defined period after handover, funded by the maintenance deposit collected at possession, and then hand over to the residents association or society formed by the owners, along with the accounts, warranties, drawings and operating manuals. We remain available beyond that point for structural matters covered under the defect liability period.
