Our in-house team runs each Sheetal Varsha development end to end – programme and budget, contractor and vendor selection, procurement, quality control on site, statutory liaison, and handover. We work to a fixed construction programme with defined milestones, and we measure against it every week rather than every quarter.

Because we manage what we develop, there is no gap between the party that made the promise and the party responsible for keeping it. Material orders are placed against a procurement calendar rather than reactively, structural and waterproofing work is inspected at defined hold points before the next trade starts, and any variation to approved drawings is documented. If something slips, you hear it from us with a revised plan attached.

How do you keep a project on schedule?

Every project runs on a milestone programme agreed before work starts – excavation, foundation, slab-by-slab structure, blockwork, services rough-in, finishes, external development and handover. Procurement for each milestone is committed in advance so material never becomes the bottleneck, and statutory applications are filed against the same calendar. Site progress is reviewed weekly against the programme and any variance is escalated the week it appears. Buyers receive dated progress updates, so the schedule is visible to you and not only to us.

We are, and that accountability is contractual. Your RERA-registered agreement for sale carries a committed possession date, and under the RERA Act the promoter owes interest to the allottee for delay beyond it. Because Sheetal Varsha is the developer, the construction manager and your point of contact, there is no chain of parties to pass responsibility along. If a genuine force-majeure event affects the programme, it is declared through GujRERA with a revised timeline.

Yes, and we encourage it. Booked buyers can schedule a supervised site visit through their relationship manager at any stage, subject to safety clearance and site conditions. Seeing the structure at slab stage tells you more about build quality than any brochure. For buyers who cannot travel, including NRI purchasers, we share dated photographs and a written progress note so you are never dependent on second-hand information.

Work is inspected at defined hold points. Reinforcement is checked against structural drawings before concrete is poured, concrete samples are tested for strength, waterproofing is water-tested before it is covered, and services are tested before walls are closed. A stage is released for the next trade only once these checks pass. Structural consultants review the design and periodically audit execution on site.

Under RERA, payments for a registered project are collected against construction milestones rather than calendar dates, and 70% of collections are held in a designated project account that can only be drawn for that project land and construction cost. You receive a demand letter when a milestone is genuinely reached, and you are entitled to verify it before paying. This structure exists precisely so that your money builds your building.

Before possession we carry out a joint snagging inspection with you, list every defect you identify, and rectify them before handing over keys. You then receive the possession letter, the completion or occupancy certificate, the approved plans, warranties for major equipment and a maintenance handbook. The structural defect liability period under RERA runs for five years from handover, during which we rectify qualifying defects at our cost.
